The Board of Health's code names the Key Peninsula Marine Recovery Area, including shellfish protection districts at Rocky Bay, Burley Lagoon and Filucy Bay, as an Area of Special Concern for on-site sewage. In plain terms: septic systems near these shellfish beds matter, and the Health Department has sent routine inspection notices to Key Peninsula neighborhoods.
If you got a notice, book a routine inspection with a certified firm; simple gravity or pressure systems are on a roughly 3-year cycle and complex systems every year. If you're selling in Home, Lakebay, Vaughn, Longbranch or Key Center, you'll need a Report of System Status with all tanks pumped before closing.
Many Key Peninsula lots are rural, wooded or on the water, so tell firms about long driveways, buried lids or tight access when you ask for a quote. Income-qualified owners may get discounts on routine inspections and pumping through the Health Department's financial assistance program (not for sales).
